Bournemouth has one of the finest collections of Edwardian and Victorian residential architecture on the south coast. From the grand villas along East Cliff and in Queens Park to the tree-lined avenues of Charminster and the solid semis in Winton, these period properties are highly sought-after — and they almost all share a common challenge. The electrical installations inside them are often decades old, partially updated, and no longer fit for modern demands.
If you own a period property in Bournemouth and you are considering a rewire, this guide covers what is involved, what it costs, how long it takes, and how to protect the features that make your home special.
Not every older property needs a full rewire. Some signs that your installation is reaching the end of its safe life include:
An EICR (Electrical Installation Condition Report) from £120 is the definitive way to assess whether your wiring is safe. The report will identify any defects and classify them by severity. If the report returns C1 (danger present) or C2 (potentially dangerous) codes on the main circuits, a full rewire is usually the most practical and cost-effective solution.
A full rewire strips out all existing wiring and replaces it with a completely new installation. For a typical Bournemouth period property, this includes:
Rewiring costs depend on the size and complexity of the property:
| Property type | Starting price |
|---|---|
| 2-bed flat (converted) | From £2,800 |
| 3-bed Edwardian semi | From £3,800 |
| 4-bed detached Edwardian | From £5,500 |
| 5-bed Victorian villa | Quoted individually |
These prices include all materials, labour, testing, and NICEIC certification. They do not include making good (replastering, decorating) — this is typically handled by the homeowner’s decorator after the electrical work is complete, though we minimise the amount of making good needed through careful cable routing.
Factors that affect the price include the number of floors, the number of circuits required, the condition of existing voids and routes, and whether the property has a cellar or accessible loft space for running cables.

For a typical 3-bed semi in Winton or Charminster, a full rewire takes approximately 5 to 7 working days. Larger properties — the 4 and 5-bed villas common in Southbourne and Westbourne — may take 7 to 10 working days. We work room by room to keep disruption manageable, and you can usually remain in the property during the rewire.
This is where experience matters. Bournemouth’s period properties often have features that make them special — and that need protecting during a rewire:
Cornicing and ceiling roses — We route cables through floor voids above (accessed from upstairs rooms or the loft) rather than chasing across ceilings. Where cables need to reach ceiling fittings, we use existing entry points wherever possible.
Picture rails and dado rails — These provide natural concealment routes for cables. We can run cables behind picture rails, bringing drops down to switches and sockets behind the rail profile.
Original fireplaces — Chimney breasts are excellent vertical routes for cables between floors. We use the void within the breast to run cables without any visible impact.
Lath and plaster walls — Unlike modern plasterboard, lath and plaster does not have a convenient void behind it. We avoid unnecessary chasing by using floor voids, skirting board routes, and surface-mounted trunking in discreet locations where no concealed route exists.
Stained glass and leaded windows — These are never disturbed. We plan cable routes to avoid any window reveals where original glass is present.
We discuss the routing plan in detail before starting any work. If a particular feature is important to you, tell us — we will plan around it.
Not every period property needs a complete strip-out. If your home has been partially rewired in the last 20-30 years and the newer circuits are in good condition, a targeted approach may be more appropriate:
A partial rewire costs less and causes less disruption, but it only makes sense when a significant portion of the existing installation is genuinely in good condition. We assess this honestly after a thorough survey and give you a clear recommendation.
Many of Bournemouth’s larger Victorian and Edwardian houses have been converted into flats. Rewiring a flat within a converted house has its own considerations:
We regularly rewire converted flats across Bournemouth and handle the coordination required.
If your wiring is in reasonable condition but your fuse board is outdated, a consumer unit upgrade from £450 is the single most impactful improvement you can make. A modern 18th Edition unit adds RCD protection to every circuit, significantly reducing the risk of electric shock and fire. The upgrade takes around half a day and we assess the condition of the existing wiring as part of every installation.
The first step is an EICR (from £120) to assess the current condition of your wiring. If a rewire is needed, Tim will survey the property and provide a clear, itemised quote.
